Painters and decorators in Ealing W5 and W13
Painters and decorators in Ealing, covering W5 and W13, from the Victorian and Edwardian streets around the Broadway to the garden estates of Brentham and Hanger Hill.
Ealing's housing: period streets, mansion flats and garden estates
Ealing grew quickly in the late nineteenth and early twentieth centuries, when it earned the name Queen of the Suburbs. Much of W5 and W13 is still Victorian and Edwardian houses, many split into flats, with mansion blocks near Ealing Broadway and Haven Green. To the north are two planned estates: Brentham, the Arts and Crafts garden suburb begun in 1901, and the 1930s Hanger Hill estates.
What that means for painting and decorating in Ealing
Period rooms take longer than their floor area suggests. Ceilings of around three metres need a platform, and cornicing often carries old distemper or thick layers of emulsion that must be dealt with before a new coat will sit well. Sashes are eased, filled and painted so they still slide. The hall and stairwell is usually the tallest space, so a hall, stairs and landing repaint is often a job of its own. As an example, a whole 3-bed house interior typically comes to £6,440–£9,990.
Parking, access and flats
Much of central Ealing is in controlled parking zones, so parking is agreed before work starts. In mansion blocks and conversions we also ask about lifts, stair widths and building rules on working hours. The block's own hallways and entrance are a separate job for the freeholder or managing agent, covered under communal area painting. For a price, use the Instant Quote; photos of ceilings and windows help the decorator reviewing it judge the preparation.
Conservation areas and exteriors
Many of the borough's conservation areas are in W5 and W13, including Ealing Common, Haven Green, Mount Park, Montpelier Park, St Stephen's, Brentham and both Hanger Hill estates. Like-for-like repainting is normally straightforward, but a colour change or painting bare brick can need consent, so check with the council first. See exterior painting for render, brick and joinery.
Neighbourhoods
Around Ealing
North Ealing
Around North Ealing station, towards Hanger Hill, streets are quieter and houses larger, mostly Edwardian and interwar family homes rather than conversions. A whole-house repaint here is easiest planned floor by floor.
South Ealing
Long streets of Victorian and Edwardian terraces run down South Ealing Road towards Northfields, past Walpole Park and Lammas Park. Many have loft conversions or extensions, so old lime plaster meets new plasterboard that needs a mist coat.
West Ealing
West Ealing centres on its Broadway and Elizabeth line station, with dense terraces behind the shops and newer flats near the railway. In rented flats a durable, wipeable wall finish matters more than an unusual colour.
Ealing Common
The Common is edged by substantial Victorian villas, several now flats, within its own conservation area. Ceilings are high, and panelled doors and deep skirting deserve proper preparation rather than a quick overpaint.
Pitshanger
Pitshanger Lane is an Edwardian shopping street with flats above the shops, surrounded by terraces and semis of similar age. It sits between the Brentham estate and Pitshanger Park by the River Brent.
Castlebar
Castlebar climbs Castlebar Hill in north-west Ealing, with larger detached and semi-detached houses on the slope. Tall elevations on sloping ground mean towers and ladders must be footed with care.
Cleveland
Cleveland was a council ward until the 2022 boundary changes, covering Cleveland Park, Drayton Green and Castle Bar Park. Its housing is mixed in age, so photos of each room are the clearest way to show what is needed.
Hanger Hill
Two conservation areas sit here: the Garden Estate of 1928 to 1936 around Queens Drive and Links Road, and the Haymills estate, with Tudor Revival, Neo-Georgian and Moderne houses in crescents. Half-timbered detailing needs neat, patient brushwork.
Hanger Lane
Best known for the A406 gyratory, Hanger Lane has interwar houses and blocks of flats either side of the main road. Parking and loading this close to heavy traffic are agreed before the first day.
Brentham
Brentham is the wider area around the garden suburb, north of Pitshanger Lane towards the Brent and the Brentham Club. At its edges, Arts and Crafts detail on one street can give way to plainer houses on the next.
Brentham Garden Estate
Begun in 1901 as London's first co-partnership garden suburb, the estate has been a conservation area since 1969. Its cottages have varied roofs, porches and small-paned windows, and exterior colour changes are worth checking with the council.
Mount Park
A conservation area of large houses in generous gardens around Mount Park Road, north of the town centre. Tall fronts and substantial staircases make access the first thing to plan.
Montpelier
Montpelier Park conservation area, designated in 1982, was later extended to Park Hill and Mount Avenue. Its roomy period houses often keep sashes, fireplaces and plasterwork suited to traditional eggshell on woodwork.
St Stephen's
This W13 conservation area centres on the former St Stephen's Church on Castlebar Hill, now flats. Its Edwardian houses have oriel windows, iron balconies, timber porches and turrets, all needing careful preparation.

Questions about Ealing
Do I need permission to repaint the outside of a house in an Ealing conservation area?
Repainting in the same colour is normally fine. A colour change, painting brick that has never been painted, or altering windows and doors can need consent. Ealing Council can confirm the position for your street.
Can old sash windows be painted without sealing them shut?
Yes. The sashes are eased, loose paint removed and bare timber primed, with paint kept off the running parts. They are left to harden before being closed fully.
Do you work in both houses and flats in Ealing?
Yes, from single rooms in mansion flats to whole houses. For flats, tell us about lifts, shared stairs and building rules, as they affect scheduling.
