Painters and decorators for Northolt, UB5: interwar semis north of the A40, post-war estates, and the old village around St Mary's church.
How Northolt was built
Northolt was a small village until the twentieth century, and its green and thirteenth-century St Mary's church survive as a conservation area. Most housing north of Western Avenue (the A40) went up privately in the 1920s and 1930s. After the war came council building, including the Racecourse Estate of 1951 to 1955 on the site of Northolt Park racecourse, and larger social housing schemes south of the A40 in the 1960s and 1970s. More recently, Grand Union Village was built on a former industrial site beside the canal.
What that means for decorating
Northolt homes are mostly practical family houses and flats with standard ceiling heights, which keeps access simple. Former council houses can have concrete or rendered walls, and some rooms in post-war blocks are prone to condensation, so bathrooms and north-facing bedrooms may need mould treatment before repainting; see mould and stain painting. As an example, a 3-bed house interior typically comes to £6,440–£9,990.
Many homes here are rented, and landlord repainting between tenancies uses hard-wearing finishes that are easy to touch up.
Gardens, fences and exteriors
Interwar semis and post-war houses usually come with gardens, fences and gates. Timber fences take a water-based fence paint or stain; rendered walls a masonry paint; exterior woodwork a microporous paint. Parking is usually simpler than in central Ealing, though we still ask about it up front. Neighbourhoods
Around Northolt
Northolt Village
The old village centres on the green, St Mary's church and a clock tower put up for George VI's coronation in 1937, and has been a conservation area since 1969. The older properties here call for more care outside than the surrounding suburban streets.
Northolt Park
Around Northolt Park station, interwar streets meet the Racecourse Estate, built by the council in the early 1950s on the former pony-racing track. Where rooms have been replastered, fresh plaster needs a mist coat before the finish coats.
Northolt Mandeville
Northolt Mandeville is a council ward that shares its name with Mandeville Road, alongside which a long, flat stretch of the old racecourse can still be traced. Its streets mix interwar semis with post-war council-built homes, so the right primer can depend on the age and construction of the house.
Yeading
Yeading lies on Northolt's southern side, much of it across the boundary in Hillingdon. On the Ealing side, much of the housing south of the A40 was built as social housing in the 1960s and 1970s, and condensation in bathrooms and bedrooms is worth checking before redecorating.
Petts Hill
Petts Hill rises close to Northolt Park station, and the gates of the old racecourse still stand here. Houses on sloping streets need a little more thought for ladders and towers, and front walls and gates are worth including in an exterior repaint.
Islip Manor
Islip Manor takes its name from Islip Manor Road, close to the A40. Houses near a road this busy collect traffic grime on their fronts, so a thorough wash before masonry paint makes a real difference.
Questions about Northolt
Do you paint ex-council houses in Northolt?
Yes. Former council houses are decorated like any other home, though rendered or concrete walls and some older window frames need specific primers, which the quote lists.
Why does mould keep coming back in my bathroom?
Usually because moist air has nowhere to go. Treating the mould and repainting with a mould-resistant paint helps, but an extractor fan or better ventilation is what keeps it away.
Is a landlord repaint quicker than a normal one?
It can be, because finishes are usually neutral and the property is empty. Tell us the handover date and the quote will set out a schedule to meet it where possible.
