What moves a price up or down
- Condition
- Walls needing some filling and sanding add about 12%; poor, flaking or much-repaired surfaces about 30%. Preparation is usually the biggest part of a decorator's time.
- Ceiling height
- A 2.9 m period ceiling adds roughly a fifth more wall area than a standard 2.4 m room — and needs platforms rather than steps.
- Colour change
- Going darker adds about 12%; a big change such as dark red to white about 18%, because of the extra coat.
- Sash windows
- Each sash is priced individually. Sticking sashes add about 15%, painted-shut ones about 30%.
- Furniture
- A fully furnished room adds about 7% for moving and protecting it.
- Paint
- Premium-brand paints add about 8%; supplying your own takes about 10% off.
- Bigger jobs
- From 4 rooms, the whole job comes down by about 7% — set-up and travel are shared.
- Parking and access
- Permit parking, no parking nearby or upper-floor flats without a lift add a little time and cost.
How these figures are worked out
Every figure on this page is calculated live from one published rate table — the same one the Instant Quote uses — so the guide and your own estimate always agree. Rates are per square metre of wall and ceiling, per door and window, and per part of a staircase, with the adjustments above.
The table was set in September 2026 for West London labour and trade-quality paint, checked against published 2026 UK price guides, and is reviewed against the fixed quotes decorators return. A fixed quote can still differ once the property has been seen — which is why the Instant Quote asks about condition and access, and shows its working.
Each example above links to the service page that explains the work. If you are buying the paint yourself, the paint calculator works out how many litres each room needs.
Price questions
How much does it cost to paint a room in Ealing?
A double bedroom — walls, ceiling, woodwork, one door and one window — typically comes to £760–£1,120 excluding VAT. A box room with walls and ceiling only starts from £450–£560, and a large period reception room with tall ceilings and sash windows is nearer £1,230–£1,840.
How much does it cost to paint a whole house?
A three-bedroom period house — every room, the hall, stairs and landing, and eight sash windows — typically comes to £6,440–£9,990. A two-bedroom flat is more like £3,400–£5,150. Condition and colour changes move these most.
Why is the online price a range rather than a single figure?
Because some things can only be confirmed by a decorator — how well old paint is holding, how much filling a wall needs, how easy it is to park. The range narrows as you answer more questions, and every "not sure" answer widens the top figure instead of assuming the cheapest case.
Do prices include VAT?
No. Figures on this site exclude VAT, which is added where the decorator is VAT-registered.
Is scaffolding included in exterior prices?
No. Two-storey houses can often be done from ladders and towers; three storeys or more usually need scaffolding, which is priced separately once the property has been seen.
Is there a minimum charge?
Yes — small jobs carry a minimum of £450, because setting up, protecting the room and travelling take the same time whatever the size.
Do you charge a day rate?
No. Quotes are fixed prices for the job, built from the rate table above: so much per square metre of wall and ceiling, per door and window, and per part of a staircase, adjusted for condition, colour and access. A fixed price means the preparation is included and the figure does not change if a day runs long.
Why do painter and decorator prices vary so much?
Mostly because of preparation. Two quotes for the same room can differ by half if one includes filling, sanding, priming repairs and caulking and the other does not. Ceiling height, colour changes, the amount of woodwork and parking also move the figure. When comparing quotes, check what preparation and how many coats each one includes.
